New Ways brings together some of the world’s most innovative and sustainable technologies to design and build cost-efficient, affordable homes with a low carbon footprint.

New Ways Construction was founded in 2019 by Sonny Mcness, former Global Head of Metals Trading at J.P. Morgan. In this role, he encountered new, sustainable home-building technologies that he believed could help solve the UK’s housing crisis.

Today, New Ways brings together some of the world’s most innovative and sustainable technologies to design and build cost-efficient, affordable homes with a low carbon footprint. In addition, our Airspace division specialises in creating new living spaces on the top of existing buildings.

We work with local authorities, housing associations, developers and others on projects across the UK – putting environmentally-friendly, affordable homes within the reach of thousands of people.

What we do

We design, fabricate and build with environmentally friendly materials, using cutting-edge techniques.

Our homes are constructed from 100% recycled light gauge steel framing. Building with this material is up to 10 times quicker than normal construction methods and costs up to 30% less per square foot.

Not only do we build in new ways, but we can build in new places. Our homes use patented helical pile systems made from recycled steel, meaning there's no need to use concrete in foundations. This reduces the environmental impact of each home and also allows us to build on many types of contaminated land.

New Ways' homes also benefit from eco-friendly technologies. We equip them with solar tile and battery energy, our own infra-red radiator system, plus solar-assisted heat pumps. We are always evaluating new technology with the potential to make buildings more energy efficient.

Charitable activities


Prison Works

We have created a charity called Prison Works, which aims to give prison leavers opportunities they wouldn't normally have. We know that anyone could be one bad decision from a completely different life, and we want to help people rebuild their lives and careers after prison. We work with prisoners on day release to train them in both manual work and management skills. We then offer them jobs within our production sector, providing good wages, training and the chance to develop a real career. Many will remain as New Ways employees, but others may flourish enough to branch off and start their own businesses.

Caudwell Children

We provide significant financial support to Cauldwell Children, a charity that transforms the lives of disabled children across the UK by providing access to the services, equipment, therapies and treatments they need. Founder John Cauldwell personally pays the charity's annual administration and management overheads, meaning every penny it raises goes directly to children and families who need support – including our recent £100,000 'Life Changers' donation.

Our Team


Sonny McNess

Chief Executive Officer

As our Chief Executive Officer (CEO) Sonny has primary responsibility for the planning, implementation and management of all our activities, including business planning, budgeting, forecasting and negotiations. Sonny has spent over 20 years in the LME trading markets and has senior leadership experience as MD of metals trading at JP Morgan. Sonny has now devoted his time to the creation of a new and unique, highly environmentally friendly, house build methodology. He is an innovator and the driving force behind our culture of sustainability and environment.

John Darling

Managing Director

John has more than 30 years’ experience in Construction in a range of leadership roles. He brings a strong track record of driving growth, delivering strategic plans and a wealth of experience in Design and Build Construction across all industry aspects. Until November 2019, John was an Operations Director at Mace Ltd and ISG Ltd respectively. He has completed many notable projects and is a CIOB Construction Manager of the Year. In 2010 and 2016 he won two BCO awards for commercial fit-out projects. He sits on our Corporate Responsibility Committee, has worked throughout the EMEA and is focused on providing market-leading client services in each of the sectors we operate in.

Stuart Ladbury

Operations Director

With over 30 years of delivering construction projects in the UK, Stuart has led teams to deliver some of the finest fit out projects in the residential and hospitality markets, to large-scale civil, rail, distribution and residential schemes. His experience ensures a considered approach in the planning, management and co-ordination of projects in a safe and professional manner on all levels. Trained as a site engineer, to working in all disciplines of his field, Stuart has had a hands-on approach to delivery, design management and a keen eye on ensuring the delivery of a quality project in a fast tracked approach.

Sophie Schofield

Commercial Director

Sophie heads up the commercial side to our Major Project Division with a small team of staff to help her manage these large-scale builds. With close to 20 years’ experience in the construction industry across many sectors including hospitality, retail, leisure and office fit-out, Sophie understands both commercial and operational aspects to major projects allowing her to appreciate the whole process. Commercially astute with a drive to maximise profit and motivate the team. Her approach to procurement is honest with clear and consistent communication resulting in best value and a seamless approach with no surprises.

Carl Fletcher

Commercial Director

Carls’ construction journey began on the chartered surveyor’s youth training scheme in London. Qualifying through that scheme, Carl has worked his way up via promotions over the past 30 years so has a whole host of construction knowledge from his various roles. After 14 years working within the private sector, Carl decided to broaden his experience by moving over to main contracting and commercial management. Having spent time within the leisure and fast track build, to now engaging modern methods of LGS construction, airspace projects are a speciality build and Carl is Commercial Director of our Airspace division.

Kate Surridge

Office Manager

Kate is responsible for New Ways Office and Quality Management Systems. Her role is to inspect procedures and policies to identify mistakes or non-conformity issues throughout the company and before the product reaches customers. New Ways Management system is certified by ISO 9001 and BS EN1090 so our steel is CE marked. Kate monitors all operations ensuring we work to those standards. She demonstrates strong organisational, analytical and leadership skills which are key for keeping the company on the right track.

Raymond Davey

Production Manager

As Production Manager, Ray is responsible for the roll out of all our projects. His role includes managing a team of 12 skilled factory operatives as well as liaising with all operational, site and logistics teams. He also works closely with New Ways LGS designers, ensuring all plans conform to the set standards. He has had over 20 years’ experience managing large projects including leading internal and external teams. His aim is to create a strong efficient production team that keeps New Ways the title of ‘number 1 LGS supplier’ in the UK!

Grant Howard

Business Development Manager

During Grant’s career he has been director of two different commodity brokerage companies, working directly with the senior traders of US banks and hedge funds over the last 30 years. Grant is skilled in negotiation, sales, team building and marketing and has a passion for client service and solution finding. He also has a desire to help change the world’s vision of house building for the better and focuses on our Modular division.
